A: Hopefully the number of coronavirus cases will be low enough that it will decrease the chances of coming into contact with infected people. However, just to increase safety, there are some precautions that your agent can take to make your selling and/or buying experience more comfortable.
First, your agent should be taking enough pictures and videos to create a virtual tour of your home for buyers to see as much as possible before scheduling an in-person appointment. Your agent can check the buyer’s temperature, provide hand sanitizers, and you can require that both the agent and the prospective purchaser wear a mask.
Additionally, you can leave your home during the showing so that you have less exposure. After the showing, the agent can disinfect surfaces.
If all these things aren’t enough, the alternative would be to either move out prior to putting your home on the market or temporarily relocate until the process is complete.
Q: What is the status of the new New York State rental regulations regarding payment of broker’s fees that were supposed to happen earlier this year? I haven’t heard anything about it.
A: We understand that the proposed laws are currently on hold until such time as the courts resume and can review and rule on it. For now, however, no changes have taken effect.
